A lot of house or a lot of land?  This is the question our client wrestled with for months before deciding on this unique and fun cottage-style house/garage combo.  Even though this is not a large building, the open floor-plan and inexpensive cost-to-build provides comfortable and efficient living space while still leaving our client the financial flexibility to obtain a large piece of property.  This house was positioned on the property to allow for a larger home to be built in the future and connected by a breezeway, where this house will ultimately become “The Party Garage”.  Building a garage with living space above similar this is a great option for anyone who faces this same dilemma – Land or House?

With 1,205 sq.ft. of “finished” space on each floor and a large 14′ deep porch with views of the Skyline Drive, this home has more room than you would suspect from its small, outside appearance.  The first floor (garage) includes a commercial sink, a half bath, and is wired for a full entertainment center so the space could double as an entertainment area.   The second floor includes an open floor concept with a large living-room and kitchen; a laundry room; a Master Bedroom with a walk-in closet; and a full bath with a walk-in shower.  The exterior of the home is finished with LP SmartSide siding and the foundation is covered with a stone veneer to complement its mountainous setting.
